Grand Buffalo RV Resort Policies

 
  • Only Guests may remain on site overnight.
  • No RV site subleasing is allowed.
  • RV Resort Check-In time: 2 PM - No Check-In after 7:00 PM, unless prior arrangement made with park office.
  • RV Resort Check-Out time: 11AM, late Check-Out must be approved by park office and based on availability.  Fees may apply.
  • CANCELLATION POLICY : Cancellations may be made (7) Days for a full refund. Cancellations made less than (7) Days of scheduled arrival will be assessed a $100.00 cancellation fee. No Show Fee will be the full amount of the agreed original reservation between Guest and GBRR.  Any credits will be refunded to the original credit card.
  • Guests are responsible for their visitors and pets within the RV Resort.
  • Guest is responsible at all times for the safety and behavior of Guest’s children. Guest must supervise all children under the age 14 in all common areas of the RV Resort. Guest will not allow children to play in the roadways. Management must be notified of children’s presence. Extra guests, after 6 people, (including children) are $8.00 per day per guest/child. No tents or popup trailers are allowed, no exceptions.
  • Speed limit within the Resort is 8 mph and will be strictly enforced for the safety of all guests.
  • Guests are responsible for the safe operation of their vehicles within the RV Resort.  Reckless operation of any vehicle may cause eviction of the driver and/or all occupants of the site. 
  • Guest’s personal items must be confined within their assigned RV Site.
  • No personal property or debris is allowed to be stored on site around the RV which would be deemed by management to be an eyesore, specifically including but not limited to refrigerators and freezers, A/C units, satellite dishes, washing/drying machines. In the event Guest fails to keep their rental space clean and free of debris, GBRR may issue a notice of non-compliance and if Guest fails to clean its rental space with three (3) days, then Guest will be deemed to be in default of the Agreement and RV Resort will be entitled to pursue the default remedies set forth in the Agreement.
  • Guest, including Guest’s visitors, guests, and invitees, are prohibited from smoking in any of the RV Resort buildings including the clubhouse, laundry room, rest rooms, front office, etc.
  • Guest is not allowed to sublet his or her RV.
  • Noise level from all sources must be reasonable at all times. Quiet Hours are between 10 PM and 8 AM. Radios, televisions and other electronic devices should never be played loud enough to be heard outside of Guest’s assigned space at any time.
  • Personal BBQ’s grills are allowed only within the gravel area within your reserved RV site.  No BBQ grills are allowed on top of the parks picnic tables.
  • Fires outside of fire pits are prohibited. 
  • Fireworks are not permitted on RV Resort property.  Violators will be subject to eviction. 
  • No discharge or use of firearms allowed on RV Resort property. 
  • RV parking must comply with park rules and regulations.
  • Only one canopy other than the RV factory installed awnings is allowed per site, subject to RV Resort approval.
  • No vehicle washing is allowed within camping spots.
  • No overnight sleeping is allowed outside RV’s.
  • Sites must be clear of all personal items and debris/trash prior to departure.
  • Awning mats and/or area rugs should be designed for outdoor use.
  • No refrigerator or freezer is permitted outside the RV.
  • Guests are not allowed to make repairs to the RV Resort or any property of the RV Resort.
  • No washers, dryers or stoves of any type are permitted outside the RV.
  • No outdoor showers or toilets are permitted.
  • All RV’s must be registered and in good working order and appearance.
  • Space around and under the RV shall be kept neat and free from rubbish, trash and other items.
  • Canvases that are part of an awning may be used, as long as they are properly tied down and removed if RV is going to be vacant for more than one day.
  • Management is not responsible for and assumes NO liability in the event of loss due to theft, accident, fire, acts of nature or any other loss including loss of power/electricity, whether it may be personal injury or loss of property. This includes refrigerators, freezers or anything contained therein.
  • Free Wi-Fi service is available to Guests.  RV Resort has no responsibility for, or control over the internet services and does not guarantee that any services will be available and/or error or virus free.  Guests must not use the RV Resort internet service to engage in any inappropriate activity which constitutes or is capable of constituting a criminal offence.
  • Guest is not allowed to construct or place any outside storage units on the rental property without the express written consent of RV Resort.
  • Guests, including their visitors, guests, and invitees are not allowed to park on either the grass or the streets.
  • Please relieve your pets in designated areas, always have a bag ready and properly dispose of pet waste (inclusive of Pet Park and your assigned site) in provided containers.
  • In order to enhance the quality of the RV Resort and its aesthetic appearance, the management of RV Resort may refuse to rent to any Guest.  RV Resort, at its discretion, may require a Guest to remove an RV which is in run-down condition or disrepair, and to vacate the RV Resort.
  • TRASH DISPOSAL & RECYCLING -Trash cans are located throughout the park during peak seasons.  Please tie trash bags and place inside a trash container (to prevent nightly visitors such as skunks, raccoons, etc.).  Do not dispose of wires, oil, furniture, mattresses or any toxic waste or chemicals, motor oil, or cooking oil in trash cans. Cigarettes and parts are considered trash and if left on the ground, a clean up charge will be assessed.
  • Damage Fees: $35 fee for dog poop left in sites. $35 fee for leaving garbage in fire pits. $50 fee for major damages (i.e. building fire pits outside of designated zones, vandalism, etc.).
  • RV Resort and its management will not accept mail delivered to the RV Resort for Guests or RV occupants.
  • Only one tow vehicle is allowed per site.
  • Only one additional recreational vehicle per site.
  • No playing, swimming, wading, or diving in the canal.
  • Employees of GBRR are prohibited from entering a Guest’s RV unless the trailer is being serviced. Guests are prohibited from asking an employee of GBRR to enter their RV for liability reasons.
  • RV Resort Rules & Regulations will be interpreted and approved by the RV Resort Managers and are subject to change without notice.
Persons violating RV Resort Policies are subject to eviction. As a privately owned resort, we reserve the right to refuse entry and/or reserve the right to evict those who do not observe or who violate RV Resort policies.

Grand Buffalo RV Resort Liability Waiver

All Grand Buffalo RV Resort guests must be checked in and out upon arrival and departure and agree to the resort’s following rules and regulations. Acknowledgment of risks, release, indemnification agreement and covenant not to sue.  Each part of this document must be completed and signed before using Grand Buffalo RV Resort (“RV Resort”) facilities or participating in RV Resort activities.
1. Acknowledgement of Risks The undersigned guest ("Guest") hereby acknowledges and agrees that the use of the facilities and activities provided by RV Resort may involve inherent risks. By providing facilities, activities, and recreation equipment for Guest to use, Guest agrees that RV Resort is a provider of recreational opportunities as defined by the Wyoming Recreation Safety Act, as amended. RV Resort takes precautionary measures to ensure the safety of its guests, however Guest acknowledges that it must good judgement in making decisions and Guest is ultimately responsible for its own safety and for the safety of those in Guest’s group. Guest fully recognizes and appreciates the dangers inherent with using an RV, camping, firepits, lakes, rivers, outdoor activities and general areas at RV Resort. Guest appreciates that it may be subject to injury from these activities and that no form of pre-planning can remove all the danger to which Guest may be exposed. Additional risks include, but are not limited to, plants, weather-related hazards, animal or insect attacks, allergies resulting in loss of property, personal injury, or death. Guest voluntarily assumes the risks associated with using RV Resort facilities, equipment, or participating in RV Resort activities. 
BY ENGAGING IN THESE ACTIVITIES, THE PARTICIPANT ASSUMES THE RISK OF SERIOUS INJURY OR DEATH.
 
Guest understands that RV Resort does not guarantee Guest’s personal health or safety nor does it protect against risk of loss of personal property. Guest understands the RV Resort does not assume responsibility for the actions of others, for events that are not part of the RV Resort, or for actions of third-parties that are beyond the control of the RV Resort or its contractors, or for situations that may arise due to the failure of the Guest to disclose pertinent information.

2. Releases, Indemnification and Covenant Not to Sue  With the exception of claims arising from the gross negligence or intentional or willful misconduct by RV Resort Guest voluntarily releases and forever discharges and covenants not to sue RV Resort and its affiliates, parent companies, subsidiaries and all other persons affiliated therewith, from any and all liability, claims, demands, actions, or rights of action, which are related to, arise out of or are in any way connected with Guest’s attendance at RV Resort or participation in any RV Resort activity, including, but not limited to any and all negligence, of RV Resort its agents or employees, and all other persons or entities, for any and all injury, death, illness or disease, and damage to Guest or Guest’s property. Guest further agrees, promises and covenants to hold harmless and to indemnify RV Resort its agents, workers, directors and employees, and all other persons or entities against all damage which Guest may negligently or intentionally cause to third parties.

3. Acknowledgment of Effect of This Release Agreement Guest Understands and acknowledges that by signing this document Guest has given up certain legal rights and/or possible claims which Guest might otherwise assert or maintain against RV Resort its agents, workers, directors or employees, and other persons or affiliated entities, including but not limited to rights arising from or claims for the acts or omissions, fault, or negligence of RV Resort its agents or employees or any other persons or entities. Guest understands and acknowledges that by initialing and/or signing this document, Guest has assumed responsibility and LEGAL LIABILITY for the claims or other legal demands, including defense costs, which may be asserted by third parties against Guest as a result of Guest's use of the RV Resort.

4. Participant Insurance Benefits and Representation of Physical Condition Guest understands and acknowledges that no medical insurance benefits will be provided to Guest for injuries occurring while Guest is using RV Resort. Guest certifies that it has sufficient health, accident, and personal liability insurance to cover bodily injury, property damage, or any consequences resulting from Guest's participation in RV Resort activities. Guest accepts full responsibility for any medical bills, including co-payments and deductibles, and related expenses Guest may incur as a result of using RV Resort’s facilities, equipment, or participating in RV Resort’s activities. If Guest has no such insurance, Guest certifies that it is capable of personally paying for any and all expenses or liability. Guest further acknowledges that the undersigned is in good physical and mental health, not suffering from any condition, disease, or disablement, which would or could potentially affect participation in activities at RV Resort.

5. Consideration: In consideration of this agreement, RV Resort will permit Guest to participate in RV Resort activities, subject to user's compliance with all RV Resort Rules and Safety Policies, which may be amended from time to time. It is the responsibility of Guest to request to inspect all such Rules and Policies. RV Resort retains the right to deny entrance to its facilities or participation in its activities, to anyone in its sole discretion. Guest understands that this constitutes the entire agreement between undersigned ("Guest") and RV Resort its agents or employees, and that it cannot be modified or changed in any way by the representations or statements of RV Resort its agents, workers, directors, or employees or by Guest. Guest’s and/or Parents/Guardians’ signatures below indicate that they have read this entire document in full, understand it completely, and agree to be bound by its terms.

Pet Owner Responsiblity Agreement

 
SAME AGREEMENT AS LISTED IN GRAND BUFFALO RV RESORT GUEST AGREEMENT

7. 
The specific rules and regulations related to Pet Owner’s responsibilities contained in this paragraph are a material part of this Agreement. The undersigned Guest (and all occupants of the Guest’s RV) hereby agree to comply fully with all of the Pet rules and regulations set forth herein.
  • All pets must be declared and registered at Check-In.
  • Aggressive pets are prohibited.
  • Proof of current rabies vaccine may be required at check-in for all pets.
  • Maximum two (2) animals per site; however, additional small pets (under 10 lbs.) will be considered on a case-by-case basis by management (an additional fee may be required).
  • Pets are not allowed (with the exception of ADA Service Animals) in the office, laundry room, restrooms or in landscaped areas (except designated areas).
  • Do not wash/bathe pets in the bathroom or on your site. Please use the designated dog washing area.
Guest further agrees that if Guest fails to comply with any of the Pet rules and regulations, Guest will be in default of this Agreement and GBRR will be entitled to all of the remedies set forth in this Agreement, including but not limited to, the immediate removal of Guest from the RV Resort. GBRR shall also be entitled to recover its damages including attorney fees and costs incurred in enforcing this Agreement. Pets are permitted at the RV Resort only in strict compliance with the following terms and conditions:
7-A. All pets must be kept on a leash that is 6 feet or shorter or in a cage or crate at all times during which the pet is outside of Guest’s RV. Notwithstanding the foregoing, cats that are licensed, vaccinated and have been spayed or neutered are permitted outside of Guest’s RV without a leash as long as they do not become a nuisance to other Guests. Pets must be supervised at all times. Please be advised that pets found unsupervised may be impounded.
7-B. Pets are not permitted on other guest’s RV sites without the consent of the other guest. We recommend walking pets in the gravel area in front of the bath house or in other appropriate areas as approved by GBRR management.
7-C. All Guests are required to clean up after their pet(s). GBRR reserves the right to assess a $25 per occurrence fee if Guest fails to clean up after Guest’s pet(s).
7-D. Barking, excessive noise or other pet behavior that disturbs other Guests is not permitted. If GBRR becomes aware of such behavior, management will notify Guest and request that he or she take action to correct the problem behavior. If such behavior continues after the second notice Guest receives from management, Guest will be required to remove the pet from the RV Resort within 2 hours after notice from management.
7-E. Pets are not permitted to be tied or chained to trees within the RV Resort.
7-F. Guest certifies, represents and warrants that Guest’s pet has not previously bitten or caused other injury to any person. Guest further certifies and agrees that all pets will have current rabies shots. If at any time a Guest’s pet bites or otherwise injures any person or other pet at the RV Resort, the Guest will be required to immediately remove the pet from the RV Resort and the pet will no longer be permitted on the RV Resort premises.
7-G If Guest’s pet displays threatening or aggressive behavior which GBRR, in its sole discretion, deems to be dangerous or problematic, Guest agrees to promptly leave the RV Resort upon request from GBRR, with no recourse against GBRR and no claim for reimbursement or compensation from GBRR.
7-H. GUEST AGREES TO INDEMNIFY, DEFEND AND HOLD HARMLESS THE RV RESORT PROPERTY OWNER, GBRR, AND THEIR AFFILIATES, PARENT COMPANIES, SUBSIDIARIES, PRINCIPALS, MEMBERS, SHAREHOLDERS, PARTNERS, DIRECTORS, MANAGERS AND EMPLOYEES FROM AND AGAINST AND ANY AND ALL CLAIMS, DAMAGES, LOSSES, LIABILITIES, COSTS AND EXPENSES (INCLUDING REASONABLE ATTORNEYS’ FEES) ARISING OUT OF OR IN CONNECTION WITH GUEST’S PET RESIDING OR BEING LOCATED AT THE RV RESORT, INCLUDING, WITHOUT LIMITATION, CLAIMS OF INJURY TO GUEST’S PET(S), CLAIMS OF ANY THIRD PARTIES RELATED TO DEATH, BODILY INJURY OR DAMAGE TO PERSONS OR PROPERTY CAUSED BY GUEST’S PET.
7-I. In its sole discretion, GBRR can limit or restrict which pets are permitted at the RV Resort. Notwithstanding the forgoing, service dogs of any breed belonging to a Guest are permitted at the RV Resort.
7-J Failure to strictly comply with these Pet rules and regulations will constitute default of this Agreement. Also, Guest’s failure to disclose and identify existence of Guest’s pet(s) to management will constitute default of Agreement and GBRR will be entitled to all remedies set forth herein.
